INTRODUCTIONI would like to welcome you to my monthly Crested Butte Real Estate Market Report. I have consistently been producing this report every month for nearly 15 years. I take pride in my attention to detail – and helping my clients to understand the Crested Butte Real Estate Market. This expanded format will hopefully help you be able to quickly see the big picture – and allowyou to see all the details as well. You will see information presented by specific geographicareas, and by property type (Single Family Homes, Condos & Townhomes and Land). Youwill see snapshot infographics up front, and detailed tables toward the end of the report.The goal of my monthly market report is to help you to make sense of thepatterns and trends in the Crested Butte real estate market – so you can make informed decisions. Average Days on Market currently 181 vs. 191 from a year ago. Median Price of Single Family Home Sold Prior 12 Months is similar $1,965,000 vs. $2,022,000 this time last year. For Sale - April inventory levels show total properties For Sale at 292 vs. 332 this time last year, make-up is 48 Single Family Homes For Sale (down from 62 this time last year), 92 Condos/Townhomes (down from 101), and 152 parcels of land for sale (down from 169). Luxury Single Family Homes – in the past 12 months there have been 17 homes sold for above $3.4M, Average Sold Price of $4.93M and Highest Price Home Sold – a new build in Skyland for $8,150,000. There are 22 homes For Sale over $3.5M with the Median Asking Price at $5.2M. Currently there are no homes Under Contract above $3.5M in this off-season, but this will change as we head into the summer selling season. The Highest Price Home is the Cow Camp Homestead that is 9,000 sq. ft. of high-end living space with newly completed main home + guest home (total of over 10,200 sq. ft. heated under roof), and on nearly 13 acres, offered for $16.6M – estimates to re-build same would be well over $20M. Highest Price per sq. ft. is a beautiful home in Skyland at $2,061.2025 Outlook - We will see an increase in new homes and land hit the market for the summer selling season. Low inventory - there are 17 single family homes with 4+ bedrooms for sale under $3.5M, Median Price point $2.7M. The Crested Butte real estate market offers great value when compared with other mountain ski town markets. The Crested Butte area is poised for continued buyer demand in 2025. Cost of new construction rising ($1,000 - $1,200+ per sq. ft.) combined with meticulous buyer interest, suggests a more balanced market. We continue to see volatility in the equities markets as a result of back-and-forth tariffs… There are no indicators that mortgage rates are going to drop significantly in 2025 – currently a 15-year fixed jumbo mortgage is 6.25%. Affluent home buyers in Crested Butte are particular about wanting quality – but also growing tired of waiting and wanting to buy their mountain home and start enjoying a lifetime of Crested Butte memories with family, friends and clients.After the lifts stopped spinning, Francene and I got the opportunity to visit family and friends – we were in Washington D.C. and loved touring many museums, and moved by the sacrifice of so many at the Arlington National Cemetery, and the Tomb of the Unknown Soldier. We also visited Hilton Head (Francene’s mom and brother, nephew) and friends – we enjoyed a day at the RBC Heritage PGA golf tournament. Finally we visited friends in Sarasota and so thankful to get to spend time with my Dad who is 95 and still doing great - that is him driving the boat! Back in Crested Butte and landscape is mostly brown – but starting to green up – aspen trees starting to show their early lime green leaves and wildflowers popping-up. The Club at Crested Butte driving range is open and golf course is opening May 23rdwhile Dos Rios golf course is open and in great shape. We have been blessed with some overnight snow – and then warm sunny days. Dave Ochs – Executive Director of Crested Butte Mountain Biking Association is predicting trails will be opening up 2-3 weeks ahead of normal! Always look forward to summer – hope to see you soon!

Average Discount from Asking to Selling 2.9%.• Condos & Townhomes - there were 145 sold, and Median Sold Price of $745,000. Average Discount from Asking to Selling 3.9%.• Downtown Crested Butte Single Family Homes Sold was 14 at a Median Sold Price of $3,375,000. The Median Sold price per sq. ft. was $1,170, Average Discount from Asking to Selling Price was 16.9%• Mt. Crested Butte Single Family Homes Sold - Median sold price of $2,189,000, and Median Sold Price Per Square foot was $792, Average Discount from Asking to Selling Price was 4.8%• Skyland Single Family Homes Sold - Median Sold price of $3,705,000, and Median Sold Price per sq. ft. $1,118. Average Discount from Asking to Selling Price was 3.7%.• Rural Crested Butte - 28 homes sold, Median Sold Price $2,269,500. Median Sold Price per sq. ft. $836. 5 YEAR HISTORY OF CRESTED BUTTE REAL ESTATE LUXURY HOMES & PRICE POINTSIt is interesting to take a long look back over the past 5 years and reflect on the ups and downs of the Crested Butte Real estate market.I recall that Crested Butte Real Estate recovered from the financial crash of 2008 by about 2014 – and saw steady buyer demand and slight price appreciation.Vail Resorts International purchase the ski resort in 2018 –and for many this provided peace of mind that there was a world class operator in place.Covid was a crazy game changeras all buyers realized they had theflexibility to work remotely.Affluent successful business owners, executives and rainmakers realized they could make the rules – and their rules included more time working remotely and spending time with family, friends and clients in their 2nd home in Crested Butte.There has been steady development of luxury single family homes, and limited new townhomes and condos. Many homes have been updated and remodeled as well adding to the inventory of quality of homes in the Crested Butte area (and reducing the lower quality “ski bum” / transient worker long-term rentals).Where will we be in 5 more years? 15 more years? Many people want to be close to restaurants, and shops, and it is a short walk or easy townie bike ride to meet up with friends. The convenience of the Mountain Express shuttle bus to and from Mt. Crested Butte base area is also a nice amenity. Downtown Crested Butte real estate is the highest price per square foot in the Crested Butte area. There is a permanent population in town of about 1,500.There are historic homes that were built in the 1880s and new homes that are being built on the limited remaining vacant town lots. The Verzuh and Kapushion annexations provided more land to the footprint of downtown over 20 years ago, and these areas are finally being filled-in with luxury homes. Building or remodeling a home requires approval from the Board of Zoning and Architectural Review (BOZAR) that consists of a seven-member Board.

Crested Butte is home to the Crested Butte ski resort and a great option for those who want a bit larger home, more spacious homesite and typically spectacular views of the surrounding mountain peaks. Mt. Crested Butte is a separate municipality, and just 3 miles up the hill from historic downtown Crested Butte. Sitting at 9,375 feet above sea level, Mt. Crested Butte is home to around 800 year-round and part-time residents. Our namesake mountain rises just above town to a height of 12,162 feet. This unique setting affords some of the most breathtaking vistas in Colorado.You will find a bevy of activity in the winter ski season from mid DECEMBER until early April. With hotels, conference facilities, condos, ski shops, restaurants, and bars all of your winter alpine skiing or boarding accommodations are conveniently located at the base of the mountain and just steps from the lifts. Summer activities have increased over the years – the ski lifts run in the summer providing a lift for downhill bike enthusiasts, as well as those who want to hike to the top of the peak. This is a large community of over 900 property owners. The majority are local residents with some second homeowners as well… The free RTA Bus stops near Red Mountain Park and goes straight into downtown Crested Butte, and then up to Mt. Crested Butte. The RTA Bus also runs South to Almont and Gunnison as well.Real Estate in Crested Butte South is less expensive than other areas in the Crested Butte market. Monthly or quarterly HOA fees vary based on the age of the development or building, the fiscal responsibility of the HOA and the amenities available.
